Every new home built by Best Construction comes with comprehensive warranty coverage protecting your investment from day one. We stand behind our work because quality is not just a promise, it is our reputation.
Structural Warranty
Covers major structural defects to load-bearing components of your home.
- Foundation systems and footings ?The concrete base your home sits on. Typical lifespan: 80 to 100+ years with proper drainage and maintenance.
- Floor framing systems ?Joists, subfloor, and structural supports between levels. Typical lifespan: 50 to 100 years depending on material and moisture exposure.
- Load-bearing walls and partitions ?Walls that carry weight from above to the foundation. Lifespan matches the home when properly constructed and not modified.
- Roof framing systems ?Trusses, rafters, and ridge beams that form the roof structure. Typical lifespan: 50 to 100+ years with proper ventilation.
- Beams, girders, columns, and lintels ?Heavy structural members that span openings and transfer loads. Engineered to last the full life of the home.
Systems Warranty
These are typical manufacturer warranty periods you are likely to receive. All manufacturing warranties and contractor information will be provided to new homeowners prior to moving in.
Manufacturers vary by project. Most warranties are likely transferrable to future buyers.
Workmanship Warranty
All workmanship items are covered during the first year of occupancy.
- Exterior cosmetic defects in siding and stonework ?Covers visible flaws in exterior cladding. Quality siding lasts 20 to 40 years. Stone veneer is essentially permanent when properly installed.
- Warped flooring, loose or cracked tile ?Covers installation defects in hardwood, LVP, and tile. Hardwood floors last 25 to 100 years. Tile can last 50+ years if installed correctly.
- Improper installation of doors and windows ?Covers alignment, sealing, and operation issues. Properly installed doors and windows should operate smoothly for their full 20+ year lifespan.
- Misaligned cabinets in kitchen and baths ?Covers level, plumb, and alignment of cabinetry. Quality wood cabinets last 15 to 20 years. Soft-close hinges typically last 10+ years.
- Interior paint peeling and drywall blemishes or cracks ?Covers paint adhesion and visible drywall defects. Interior paint typically lasts 5 to 10 years before refreshing. Minor settling cracks are normal after year one.
- Improperly installed roof shingles ?Covers shingle placement, nail patterns, and flashing details. Proper installation is critical to reaching the full 25 to 30 year shingle lifespan.

Additional Protection
This extended warranty is provided through America's Preferred Home Warranty (APHW) and is available for additional coverage. The New Construction Plan covers your home for 3 years starting 366 days after closing. $600 for 3 years, $75 deductible per service call.

The Buyer Preferred Upgrade ($199/year) adds enhanced coverage to several standard items:
- Dishwasher: adds racks, baskets, and rollers
- Microwave: adds interior lining, glass door, clocks, and shelves
- Central air: adds refrigerant recovery, crane costs, registers, and grills
- Heating: adds registers, grills, and heat lamps
- Refrigerator: adds refrigerant recharge, control board, ice maker, and dispenser
- Oven/range: adds interior lining, clocks, racks, handles, knobs, and dials
- Water heater: adds chemical and mineral deposit buildup
- Toilets: replaced with like quality
- Electrical: adds ceiling fan, alarm systems, lighting fixtures, doorbell
- Code violations: $250 toward covered code violation repairs
Additional standalone options: inground pool/spa ($185/yr), premium/salt water pool ($345/yr), gas fireplace ($75/yr), sprinkler system ($75/yr), termite control ($75/yr), water softener ($85/yr).
